Property Management
Compliance Officer
Purpose of position:
Attending to the day-to-day duties to ensure that all buildings/complexes are compliant with the necessary legislations.
Main Duties:
- Register and de-register Directors on CIPC
- Renewal of Service Level Agreements
- Drafting of legal notices and contracts
- Prepare Members' Meeting notice packs
- CSOS registration and annual returns
- Managing compliance requirements for new developments
Minimum Qualifications:
- Grade 12
- A relevant degree/diploma will be advantageous
- Relevant transcription qualification
Experience:
- Legal experience will be an advantage
- Experience in the property industry will be advantageous
Finance Administrator
Purpose of position:
Managing financial-related tasks, to assist in the duties listed within our Management Agreements are adhered to, both internally and externally.
Main Duties:
- Processing accounts receivable and payable in a timely manner
- Bank reconciliations
- Compiling monthly financial reports
- Handling of account queries
Minimum Qualifications:
- Grade 12 with Mathematics and/or Accounting as subjects
Experience:
- Experience in the property industry will be advantageous
- Experience with debtors and creditors
Clearance Administrator
Purpose of position:
Assisting current homeowners and their attorneys when it comes to the sale process of their unit. They ensure all procedures are followed for the smooth process of the transfer to take place.
Main Duties:
- Processing transfer instructions received from attorneys
- Reconciliation of accounts once registered
- Handling of account queries
Minimum Qualifications:
- Grade 12 with Mathematics and Accounting as subjects
Experience:
- Experience in the property industry will be advantageous
- Legal experience will be advantageous
- One to two years administrative experience
Administration Assistant
Purpose of position:
Managing the day-to-day duties of the buildings/complexes and building customer relationships, whilst being professional and diligent, in order provide the best service to our clients.
Main Duties:
- General clerical tasks
- Assisting owners with account queries
- Drafting and circulation of general notices for buildings/complexes
- Processing of invoices according to deadlines
Minimum Qualifications:
- Grade 12 with Mathematics and Accounting as subjects
Experience:
- Experience in the property industry will be advantageous
- Legal experience will be advantageous
- One to two years administrative experience
Portfolio Manager
Purpose of position:
Day to day management of administration, legal and financial aspects of the Body Corporate and HOA's.
Main Duties:
- Management of complexes / buildings
- Attendance of meetings
- Preparations of Budgets and management accounts
- Handling of insurance claims
- Assisting and advising the Board of Trustees on the enforcement of the Sectional Title
- Act, Constitution, Management and Conduct Rules
Minimum Qualifications:
- Grade 12
- Paddocks Sectional Title course will be an advantage
Experience:
- Two years' experience in a similar role
- Knowledge of the Sectional Title Act will be an advantage
Estate Manager
Purpose of position:
- To supervise and manage the day-to-day operations on site.
- Oversee all maintenance and repairs to the estate grounds and buildings.
Main Duties:
- Ensure expected standard of service is delivered by all service providers.
- Overall responsibility for supervising general maintenance issues on common property.
- Ensure all emergency equipment (firefighting equipment) is serviced regularly and are in good working order.
- Assisting in rule enforcement and general resident queries.
Minimum Qualifications:
- Grade 12
- Plumber / Electrician related qualification will be an advantage
Experience:
- Previous facilities work
- Maintenance experience will be an advantage
Retirement Villages
Administration Assistant
Purpose of position:
To provide a comprehensive Administrative and Reception service to Retirement Village.
Main Duties:
- Assist residents with any request or queries
- Assist with buying electricity and paying levies
- Good working relationships with Head Office, GM and service providers
- Cash ups and other finances
Minimum Qualifications:
- Grade 12
Experience:
- Administration experience
- Experience in Excel, Word, PowerPoint, Microsoft outlook
Facilities Supervisor
Purpose of position:
To manage and evaluate all maintenance matters pertaining to the common area of the Retirement Village and to remedy and effect everything necessary in relation to maintenance, within the ambit of the Sectional Title Act;
Essential Duties:
- Monitor and respond to any maintenance problems
- General Electrical and Plumbing work
- Making sure everything is in working order and that all equipment is serviced as per the Service Level Agreement
Minimum Qualifications:
- Grade 12
- Plumbing and electrical courses
Experience:
- Previous facilities work
- Plumbing and electrical
General Manager
Purpose of position:
To manage, develop and evaluate all aspects of the Retirement Village within policy guidelines taking into account all actions as stipulated under Key areas of Responsibility. At all times promote and protect the interests and positive image of the Retirement Village.
Main Duties:
- Contracted Services - Awareness of the content of contracts signed with Service Operators, including but not limited to Security, Garden Services, Frail Care, Kitchen and Health Services.
- Finance - Be responsible for the efficient and effective management of the Village's financial procedures.
- Staff - To be responsible for the management and supervision of staff to enable them to maximize their potential.
- Relationships - To form and maintain open and constructive relationships with all who have either an interest or statutory duty towards the Retirement Village.
- Property - Be responsible, along with the Managing Agent and Committee representatives, for establishing a repair and renewals program for the Village Service Centre, communal areas and grounds maintenance.
- Health & Safety - Be responsible for the management and day-to-day implementation of general safety regulations in the Village.

Minimum Qualifications:
- Grade 12
- Diploma / Degree in a relevant Management / Real Estate course
Experience:
- Five years Managerial Experience
- Sectional title experience
Facilities Assistant
Purpose of position:
To provide general support to the Facilities Supervisor in maintaining common property, also focusing on the general maintenance program for common areas of the Village and ensure a clean and hygienic standard is maintained in all common areas of the Village.
Main Duties:
- Monitor and respond to any maintenance problems reported at Reception.
- Report to Facilities Supervisor the outcome of maintenance repairs and ensure he is kept informed of any issues that cannot be resolved.
- Good working relationship with other staff, Service Providers and contractors
- Assist the Facilities Supervisor with general maintenance and repair tasks on common property.
Minimum Qualifications:
- Grade 12 or similar
Experience:
- Experience in plumbing, electrical and general work
Rentals & Sales Agent
Purpose of position:
To ensure targets are achieved and hence contribute to maximising company profits and maintain client portfolio for future business.
Main Duties:
- Promote sales of properties through advertisements, open houses, and participation inmultiple listing services
- Build and maintain client portfolio for future business
- Arranging and overseeing Inspections
Minimum Qualifications:
- Grade 12
- A NQF 4 qualification will be an advantage
Experience:
- Working experience as a Rental & Sales Agent is preferred
- Working knowledge of real estate law and leasing practices will be an advantage
Mortgage Consultant
Purpose of position:
This position is primarily responsible for originating residential mortgage loans through internal and external referral sources.
Main Duties:
- Review and prepare new applications received
- Problem solving and motivation of applications
- Liaising with clients, banks, developers and attorneys
- Updating of Bond Trak
Minimum Qualifications:
- Grade 12
Experience:
- Previous Mortgage Consulting experience will an advantage
Rentals
Rental Administrator
Purpose of position:
To establish and maintain effective support services for the Rental function, including the collection of monthly rentals payable by tenants, handling of new rental applications and processing of rental agreements.
Main Duties:
- General rental administration
- Rental maintenance administration
- Rental collections
- Liaising with owners and or tenants
Minimum Qualifications:
- Grade 12
Experience:
- Two years administration experience
- Previous rental administration experience will be an advantage
- Basic Accounting experience
